Immofonds Asset Management AG has commissioned Wincasa with the Site Management of Wankdorfcity 3. Wincasa centrally manages all site-related services and acts as the interface between the owner, tenants, users and service partners. Community Coaching is an integral part of the mandate. Through this service, Wincasa specifically supports the development of a strong neighbourhood identity, fosters social connections and contributes to the sustainable development of a vibrant community.
Wankdorfcity 3 is one of Switzerland’s largest urban development projects. North of Bern Wankdorf railway station, the so-called “stacked city” is being developed by 2029, bringing together living, working, learning, services and leisure facilities within a compact area. Once completed, the district will comprise almost 500 apartments for more than 1,000 residents and workplaces for around 1,500 people. The offering will be complemented by a major upper-secondary education campus for around 1,000 students, restaurants, healthcare services, childcare facilities and other amenities for everyday needs. Through its Site Management, Wincasa ensures that the requirements and concerns associated with the various uses and stakeholder groups are coordinated and incorporated into the project as early as the development phase.
The development is being implemented in stages. The first buildings, comprising around 8,200 m² of office and commercial space, as well as nine tiny houses, are already operational. Over the coming years, the site will continue to grow with additional buildings and uses. Wincasa is supporting the district from the first operational buildings through the subsequent stages of development to completion and will continue to manage the completed site thereafter.
“Wankdorfcity 3 is a flagship project for Bern and for Wincasa. It brings together a wide range of uses and user groups within a single district. We are taking on Site Management while the project is still being developed. This enables us to establish services, processes and, in particular, Community Coaching at an early stage and to develop them further together with the owner. In this way, we create the best possible conditions for smooth operations and a vibrant district from day one,” says Thomas Hinderling, Head of Commercial Real Estate at Wincasa.
