Reading time: 2 minutesThe investment of approx. CHF 110 million for the properties covering a surface of 14'500m2 includes the clinic itself and two residential units. In 2012, the three properties generated rental income of approx. CHF 5 million of which 80% have been paid by GSMN Zurich SA. The annual EBITDA of AEVIS Holding SA will increase by approx. CHF 4.5 million with the consolidation of these buildings. Additional development potential of approx. 2'500m2 for the further extension of the medical activities of GSMN exists. After the transaction, the property portfolio of SHP consists of 25 entities with a total rental surface of approx. 111'000m2 and annual rental income of CHF 32 million.
The integration of the real estate into SHP will facilitate the development of the activities of Privatklinik Bethanien and strengthen the long-term market position of AEVIS Holding SA in Zurich. The remaining part of the Bethanien plot, which is used by Diakoniewerk Bethanien, will remain in the hands of Betha Immobilien AG. SHP will continue to collaborate with Betha Immobilien AG in order to exploit and develop the entire property.
Swiss Healthcare Properties AG, founded in 1997, is a corporation under Swiss law with headquarter in Baar and it is a subsidiary of AEVIS Holding SA. SHP owns 25 Swiss healthcare properties representing a total rental surface of approx. 111'000m2. The vast majority of the properties are rented to the various GSMN clinics and have been bought or constructed in the context of the development of the clinics group.
